Planning Board
The Town of Pound Ridge has a history of requiring development that is environmentally sensitive and responsive to the long-term interest of its citizens. As a steward of the many environmental resources of the community, the Pound Ridge Planning Board works closely with all applicants for both subdivision approval and site plan review to assure that the residential character of the community is assured.

Planning Board Meetings
Meetings are usually held on the 4th Thursday of each month at 7:30 p.m. at the Town House. Occasionally, there is an additional monthly meeting for special projects. Call the Planning Office at 914-764-3982 for specific dates. Deadline for submissions is two weeks prior to the meeting. An administrative meeting to review all current applications is held the following morning that is attended by the Town Engineer, Planning Consultant, Building Inspector, Administrator and a member of the Planning Board.
Subdivisions and Lot Line Changes
Prior to a proposal to subdivide land, the Applicant should read and familiarize him/herself with the following documents that are available on this website:
- The Code of the Town of Pound Ridge, Chapter 113, "Zoning", which contains standards and requirements for development in the Town's various zoning districts.
- The Land Development Regulations, which guide the Board in orderly development of land. In particular, Chapter, A117 Article III "Subdivision Applications".

Residential Site Plan Review
The purpose for site plan review is to minimize the environmental and visual impacts of both new residential development and improvements to residences . Particular attention is paid to the impacts upon adjacent land and public thoroughfares, in order to protect the rural character of Pound Ridge.
Site plan approval is required for construction requiring a building permit within the R-1A, R-2A and R-3A zoning districts, residential development in excess of the thresholds for building and/or lot coverage, activity within the minimum vegetated buffers, exceeding established Supplemental Setback Areas, driveway relocations, or as a requirement as stated in the original subdivision.

Commercial Site Plan Review
Commercial site plan approval is needed for development of a parcel of land for business purposes in any of the Town's business districts (the "Planned Business" districts; PB-A, PB-B, and PB-C). Site plan approval is also required to take an existing building in a business district and add onto it. Use of a building without added construction requires following the procedure to obtain a "Certificate of Compliance." Site plan approval is also needed to improve a non-conforming business use in a residence district, which approval is generally subject to the same zoning standard as for conforming uses in business districts.
Some uses are permitted in the business districts subject to the approval of a special permit by the Pound Ridge Town Board. This is a separate approval from the site plan approval procedure, but it is likely that the site plan approval of the Planning Board will still be needed prior to issuance of a building permit.
